A LOOK INTO THE PROCESS

  • The most critical step in buying your home or investment property is knowing how much you can afford. Getting pre-approved for a mortgage is an essential preparational step. It empowers us to search for budget-appropriate homes and gives us a competitive advantage to present a compelling offer in a fast-moving market. I work with highly qualified, experienced mortgage brokers in Kelowna. To avoid payout penalties you might be able to port your existing mortgage. Call me and we can discuss your options!

  • I take my clients through a comprehensive buyers presentation where we discuss the current market conditions, neighbourhoods of interest, school catchments and accessibility. We discuss taxes and other purchasing costs including home inspections, mortgage appraisal and legal fees. I also provide my clients with a list of trusted advisors including home inspectors, mortgage specialists and lawyers.

  • I’ll set you up with an MLS search portal based on your wants and needs. You pick your favourite homes and I’ll do the rest. Let the adventure begin! Maybe we’ll stop for a wine tasting…

  • You found the perfect home or the right investment property, the next step is drafting the offer to purchase. We discuss the conditions, terms, deposit and dates for the offer. Every buyer has different needs and the offer is custom to you. It is important that your interests are protected and the contract is enforceable. My experience and skills will ensure that it is.

  • Standard clauses to consider:

    -Insurance

    -Professional Advice

    If the property has septic, is on leased land or has well water we include additional clauses to allow you to perform your due diligence. You need to know what you are buying!

  • My team and I take care of all the paperwork and we keep you informed of important dates and next steps. Coldwell Banker holds the deposit in trust and ensures your advisors have the necessary documents for closing.

  • Your lawyer will schedule a signing appointment with you and discuss next steps.

  • The seller pays the commissions. You will need cash to pay your downpayment, legal fees, pro-rated property tax for the year and other applicable taxes.

  • Congratulations you have made it! I do a walk-through before your arrival to ensure the property is as viewed. You will be met with my friendly face upon arrival with your keys and a housewarming gift.
